APIL is in the process of acquiring commercial properties for its latest property syndicate – APIL Industrial Fund No. 1. This unique opportunity is open for a limited time, and features a number of high-quality industrial properties, hand chosen for their capital growth potential.

The ultimate goal of Industrial Fund No. 1 is wealth creation. We aim to achieve this by pinpointing properties capable of strong yields over the medium to long term. Then, we share the profits with investors every month, so they directly reap the benefits of their investment.

Many of our investors have been with us since we opened our doors in 2001, and continue to reinvest in new syndicates. We believe these close relationships are thanks to the work we do behind the scenes, making sure the logistics of your fund are taken care of, so you can stay focused on building your investment portfolio.

Who can invest?

Industrial Fund No. 1 is available to anyone interested in investing at least $50,000 into the syndicate. This allows investors to access properties beyond what they could ordinarily achieve alone.

Our funds are not just for experienced investors. We welcome individuals who are new to the market, as well as companies, trusts, SMSFs and anyone seeking to build their asset base.

We currently take care of around 1,000 investors and manage more than 300 commercial tenancies around Australia.


  • The fund requires a minimum $50,000 investment. *
  • Industrial properties within the fund currently include five commercial properties valued at approximately $70 million.
  • The fund is estimated to run until December 2027.
  • These properties are located in established industrial precincts in Australian capital cities, with high tenant appeal and an initial distribution of 7 to 8 cents per unit per annum.
  • The next acquisition is 80 Hartnett Drive, Seaford VIC.
  • Long leases to established tenants
