Property funds management for first time investors
When we opened our doors almost two decades ago, we made the decision to accept a lower entry cost than many other property syndicates. This is why our syndicates require a minimum $50,000 buy in, which means investors are able to spread their risk, by investing in multiple syndicates across different locations and sectors.
As a result, new investors have the opportunity to invest in assets beyond what they could ordinarily achieve alone. Over time, we have seen many first-time investors grow their asset base successfully, thanks to taking their first step with us many years ago. Seeing investors achieve success like this is one of the reasons we do what we do.
How an unlisted property fund or syndicate works
An unlisted property fund (also known as a property syndicate) allows people to buy a unit or share in a group of properties. Investors then receive a regular income from the properties, which usually comes from rents paid by the tenants who lease them.
When the assets are sold, the syndicate is terminated, and investors split the profits based on the percentage they contributed (minus any relevant fees or costs). If the value of the assets go up over the term of the investments, the value of the investor’s units will go up too. This means more funds will be divided between investors when the assets are sold.
A syndicate is typically managed by a professional property funds management team. That means once you buy into the syndicate, you don’t have to worry about day to day operations or management. As a result, you have peace of mind knowing your assets are being taken care of professionally.
